To maintain a high standard for our guests we require certain conditions to be complied with. We appreciate most will respect the property but the occasional abuse requires that we state the following conditions. 50% of the payment for your stay must be paid at the time of booking. The remaining 50% is to be paid 30 days prior to your arrival along with a refundable security bond of $500.
Payment in full constitutes the guests acceptance of all the Terms and Conditions of hothamaccommodation.ski


The property must not be occupied by more than 10 guests. Guests are not permitted to bring portable bedding [other than cots for infants under 3 years]. Failure to comply with this strict requirement of the owner will result in cancellation of the booking without refund.


All bookings MUST BE PAID IN FULL prior to your arrival. To gain access to your accommodation, a door entry code will be sent via email and SMS. Be sure to share it around your group so no one is left out in the cold.

CHECK OUT: 1.00pm (please allow for time to prepare property for next guests)
CAR PARKING: Complimentary car space on site for 1 vehicle.


A refundable security bond of $500 must be paid 30 DAYS PRIOR TO ARRIVAL. The security bond is designed to cover any damage, loss or expense incurred by Management as a result of you or any member of your party breaching the Terms & conditions.

Please note that if any terms and conditions are not met the appropriate cost will be charged. Examples include but are not limited to; extra guests or visitors beyond those declared and / or any breakage, damage, excessive cleaning requirements, lost / stolen or mistakenly taken items which are not returned, the repair or replacement value of damage or loss to the property (internal & external).

  • All booking applications are "on request" and are subject to availability.
  • Once a booking is made it must be confirmed by a payment of the required deposit WITHIN 5 DAYS of the booking, otherwise the booking will automatically be cancelled.
  • We have a minimum nights stay policy. No refund will be made for a variation to the extent that it breaches our minimum nights stay policy.
  • It is your responsibility to read the property description to ensure that the property you have booked meets your needs.
  • Pets are not permitted.
  • Smoking inside is not permitted.
  • Please ensure there are no disturbance to neighbours, other guests, no excessive noise, and no behaviour likely to cause damage to property or offence or embarrassment to others. Parties and functions are strictly prohibited.
  • Furniture, fixtures and fittings are not to be altered or moved between rooms and must be in the position they were when you arrived.
  • Before departure, all food must be removed from fridge and freezer, all rubbish removed from apartment and deposited in the Rubbish Hut opposite your allocated car space. Dishes to be stacked in dishwasher and turned on. The property must be left in a clean and tidy condition.
  • Extra cleaning charges may be incurred for the cleaning of dirty dishes, washing machine, emptying the fridge, removal of excessive rubbish etc. If these terms are not met a cleaning fee will be deducted from the security bond or charged to your credit card for cleaning the property.
  • Please ensure you vacate the property on time and secure all windows and doors on your departure.

Payment can be made by direct deposit at the time of booking. Detail for this will be provided via email on confirmation of the booking. Credit card payments using Visa or MasterCard can be made upon request however will attract a 3% merchant fee.
A deposit of 50% of the total cost of the booking must be received within 4 days of the booking being made before it can be confirmed. Failure to do so will result in the booking being automatically cancelled. If the booking is made within 30 days of arrival, payment in full is required immediately (including the security bond). FINAL PAYMENT must be made 30 DAYS PRIOR TO ARRIVAL or the booking is automatically cancelled.

  • Security bond will be credited to you nominate account once the property has been inspected and deemed to have been left in a similar state to your arrival. We agree to ensure this occurs within 7 working days of your departure.
  • If a deposit has been paid, cancellation of your booking must be in writing and must be received by us. Cancellation fees will be charged in accordance with the following conditions.
  • Bookings cancelled 60 days or more prior to arrival are subject to a cancellation fee of 20% of the total booking cost.
  • Bookings cancelled 30 to 60 days prior to arrival will incur a cancellation fee of 60% of the total booking cost.
  • Bookings cancelled 30 days or less prior to arrival will incur a cancellation fee of 100% of the total booking cost.
  • Changes to dates are not permitted after payment has been received for a booking.

In addition to the terms and conditions, any booking is subject to such further terms and conditions as may be advised at the time of booking, or as may be displayed or advised at the time of occupation of the property.


Under no circumstances can we be held responsible for snow or weather conditions, nor can any holiday be cancelled or altered at any time after the deposit has been paid on the basis of snow or weather conditions.


We strongly recommend you obtain travel insurance against loss of deposit, medical expenses, loss of personal belongings, public liability and cancellation fees and also check whether you have ambulance cover.


The supply of services contemplated by the booking is input taxed and is not a taxable supply. Therefore the price is not required to include any GST.


A mid week cleaning service may be available on request at an extra cost.
